Sheboygan Property Owners Will Receive 2026 Assessment Notices Aug. 10

Real estate property owners in the City of Sheboygan should watch their mail for a 2026 Notice of Changed Assessment scheduled to be mailed Monday, August 10, 2026.
The notice is part of the final notice year in the city’s 2022-2026 citywide revaluation. It is an assessment notice—not the final property tax bill—and applies only to properties within the City of Sheboygan, not Sheboygan Falls, Plymouth, nearby villages, towns or the county as a whole.
What property owners should review
When the notice arrives, owners should check the property’s listed information and assessed value. The assessment is used in calculating local property taxes, but a change in assessed value does not automatically mean a property owner’s tax bill will change by the same percentage.
Final tax bills also depend on the budgets and levies approved by local taxing authorities. The August notice should therefore be treated as an opportunity to review assessment information, not as a prediction of an individual tax bill.
Open Book appointments are scheduled for August 24-28
The City of Sheboygan’s Open Book period is scheduled for:
- Monday, August 24, through Thursday, August 27: 8:30 a.m. to 4 p.m.
- Friday, August 28: 8:30 to 10:30 a.m.
Open Book gives property owners a chance to review property information and discuss questions with the assessor before pursuing a formal appeal. The city says most contacts will be handled by email or phone, with limited in-office appointments available. Email is the preferred contact method.

Formal appeals follow a separate process
If concerns remain after Open Book, the next step may be the Board of Review process. The City of Sheboygan has scheduled its Board of Review for Tuesday, October 13, 2026, from 9 to 11 a.m., at City Hall, 828 Center Avenue, third-floor Council Chambers Room 305.
An appointment and at least 48 hours’ notice are required. Property owners considering a formal objection should contact the City Clerk well before the meeting to obtain the required objection form and confirm the appointment process.
