Former Hospital Site could Become the land of 21 Single-family homes in Sheboygan
The former Aurora Sheboygan Memorial Medical Center site at 2629 N. Seventh St. (Candlestick Lane) is looking to become 21 single-family homes. The city of Sheboygan is working to finalize a purchase agreement with Aurora for $150,000 after the health care provider was unable to find a developer. The homes will be built on a 7-acre lot, with each lot expected to be about a third of an acre. While details about the homes are still being worked out, they are expected to be similar to neighboring houses, with prices projected between $300,000 to $400,000.
City Administrator Casey Bradley emphasized that the redevelopment will focus solely on single-family homes. This commitment comes after concerns from residents who were opposed to multifamily housing or apartments being built on the site. Bradley also noted that Aurora’s low sale price for the land reflects the agreement to prioritize single-family housing. If all goes as planned, the developer hopes to begin work in the spring.
In addition to building new homes, the city is addressing infrastructure updates in the area. The current sewer system, which dates back to the 1800s, needs replacement to avoid further failures. The city hopes to use tax incremental district funds to cover the estimated $1.5 million cost for these updates, which will include sewer, water, and street reconstruction. This plan aims to minimize costs for the city and its taxpayers.
